Due to the popularity of HGTV, today's home buyers are more informed than ever and are not willing to settle for less. If your home does not appear well maintained and updated, chances are good that a prospective buyer will walk away and you've now helped to sell the home down the street.
On average, a staged home sells for 10% more...how much more would that be in your pocket?
What is professional staging?
Home Staging prepares a home to sell through services provided by a professional home stager who specializes in the art of decluttering and design neutrality. A professional home stager is equipped with the skills, tools and the know-how to accentuate a home's most desirable features while distracting from its flaws.
How much does it cost?
The cost of staging is low compared to the potential return on investment. For only $250 you will be provided with a detailed list of things you can do that will help your home sell in a shorter amount of time and for more money.
The housing market is good, so why do I need to stage?
A house that sells quickly may not have sold for its maximum price , especially if it was not staged properly. On average homes staged by HSR Certified professional stagers sell for 10% more in a good market. (Click here for the Latest Home Staging Statistics).
Why can't I just stage my own home?
It is difficult for a home seller to see their home objectively. Homes are a very personal reflection of ourselves and our families and hold many memories, which doesn't allow us to see its flaws in a way others might see them. Not seeing your home in an objective light will not enable you to market it properly nor will potential buyers be able to connect with it and imagine themselves living there. Just as a a doctor pays someone to work on his car, real estate agents and home sellers must rely on certified home stagers to stage homes for quick sale and for maximum profit.
Can't home buyers use their imagination and look past my decor or empty rooms?
When a potential buyer walks through your home and sees a "price eroding issue," such as dirty carpet, outdated counter tops, or bold paint colors (just to name a few) they subconsciously assign a dollar amount to the repair or replacement, which can often be inflated by as much as 50%. If they are already at the top of their budget this issue could be a deal breaker.
During our consultation walk and talk we will identify potential issues that may prohibit your home from showing at its full potential. Professional home stagers are trained in identifying and/or creating distractions from issues that might prevent buyers from connecting with the home.
This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale, so furniture helps to give them a frame of reference.
